What are the trends in the residential property market?
The residential property market is growing in every locality and a lot of development is taking place at the peripheral areas, where land is cheaper and projects are being planned to offer more housing units to the middle-class segment. Township style developments are being undertaken in these areas. Redevelopment of old complexes are also taking place rapidly in areas, such as Bandra, Andheri, Chembur, and many central suburbs. Projects are being launched for both premium as well as mid-income segments. Emphasis is being laid on sustainable development, in close proximity to areas of public transport services, market place and social infrastructure.

What are the locations that home seekers can look at?
Premium home buyers are looking for homes within Worli, Bandra and suburbs like Andheri, Goregaon and Malad, Gharkopar, which are offering interesting projects in premium segment, on the other hand mid-income segment can look at Mira Road-Bhayendar, Thane, Navi Mumbai and other such areas. These areas offer good transport facilities and schools and the housing units are cheaper compared to those in the town where land costs are exorbitant. In Mumbai property prices appreciate substantially everywhere. The choice of location depends on the budget of an investor. At least three to five years must be given to see good appreciation and good returns on investments.

Ackruti City already has residential projects in Bandra, Andheri and Thane. We are looking at other locations as well. Ackruti City Ltd is developing project in premium as well as mid- income segment. We have significant projects in commercial segment too.

Land prices and construction cost components are appreciating continuously. Home loan rates have also been going up making housing expensive. Hence the end-users and the first home buyers would do well by not deferring the buying decision any longer. Perhaps buyers could look at smaller units or shift their preference to a newer location to suit their budget. You could also look at reducing your discretionary spend for a temporary period.

What are the areas that have good future potential?
We feel that areas like Andheri, Bandra Kurla Complex and Mira Road have good future potential.
