'Shirdi offers very good investment opportunity with high rental yields'



I am looking to invest in a 2BHK around Andheri. My budget is around 1.5 cr and I am finding a good array of options in this budget. However I have noticed that in older buildings I am getting more carpet area, but in new buildings there are more amenities like latest elevators, swimming pool and club. From an investment perspective which would yield better returns?

If you are looking for rental yields, the new buildings with better amenities will give you higher rents. At the same time the outgo by way of maintenance charges will be higher in such buildings due to the amenities. You need to take a call based in the rental yields and associated costs like maintenance charges. The age of thee older buildings also need to be considered as they can be expensive by way of repair and maintenance costs in the short term.

What are the main areas one should include in background check before buying a property?

Look for Clear Title, conveyance, liabilities associated with the property , any pending legal matters , society rules, society charges to name a few.

How is Shirdi from an investment perspective in the long run? It is predominantly a religious place but is there other infrastructure development happening in this area?

Shirdi has the potential to offer a very high rental yield if the property can be put on a daily rent basis to pilgrims and tourists. The infrastructure of the city is being upgraded to handle the huge influx of pilgrims and necessary housing infrastructure is also being created. It is now connected by Railway too. Overall Shirdi does offer a good investment opportunity for those interested in Real Estate Investment from the regular returns point of view as well as capital appreciation.
