What does end-2011 offer home seekers?





From a residential real estate perspective, the year started off very well, with MCHI's suburban property shows ('Property 2011 - Twin Shows') getting good response in terms of walk-ins as also the wide array of options available for home seekers. "It has been positive for residential real estate, this trend that started out in the second half of 2010 - price points that either moved up slightly or remained steady," says MCHI President Paras Gundecha. He added that MCHI has recently endorsed a Code of Conduct for its member developers, to adhere to ethical business practices. MCHI has also set up a consumer grievance redresser forum to attend to buyers' complaints. "This is a twin advantage for home seekers, and they should not let go of the same," he said. The MCHI President appealed to buyers as well as developers to make optimum use of this opportunity that these two initiatives offer.
MCHI Hon. Secretary Boman Irani explained that a unique feature of the MCHI Property Exhibition was that the participating developers would have taken care to ensure that properties on sale at the exhibition would have the basic clearances. With our commitment being "MCHI Hai Toh Bharosa Hai", the properties on display here will carry MCHI stamp of assurance," he added.
The 2,00,000 sq ft exhibition area, which will be fully air-conditioned, will also have a professionally-managed kid zone to take care of children and ensure that the anxious home buyers do not have to worry about handling them during their dream home hunt, said MCHI Exhibition Committee Chairman Bandish Ajmera.
"MCHI property exhibitions have proven to be a perfect place to find a dream home and the 'Bharosa' factor is getting stronger by the year," said MCHI Exhibition Committee Co-Chairwoman Manju Yagnik. "All in all this will be a never-before opportunity for home buyers as well as investors since this is the right time to buy," she pointed out.
The MCHI Exhibition Committee Chairman said over 100 developers from all over Mumbai and suburbs will showcase their properties ranging from 1/2/3/4/5 BHK and Studio Apartments, Duplex, Penthouses, Row houses, Bungalows, apart from featuring Second homes / Holiday homes, NA Plots, Commercial Shops & Office Premises."Over 15 housing finance institutions and banks will also put up their pavilions to help execute literally on-the-spot loans," he added.
MCHI's CEO Zubin Mehta points out that across 2011, home seekers have found that it has made sense to lock in their home purchase at current rates, given that the media hype about lowering rates hasn't been seen in the MMR region. "As we come to end of 2011, there are signs of high demand leading to some increase in real estate rates. Plus, the teaser interest rate home loans have not been extended. So, in a manner of speaking, those who went ahead in 2011 and bought homes are evidently, smart decision makers," he added.
